The strength of DL Invest Group, and at the same time the value and guarantee for the Tenant, is the unique business model, successfully implemented for more than 17 years, combining the common interest of the Tenant and DL Invest Group, which, as a landlord, and at the same time a developer, and the ultimate long-term owner of the property, based on internal structures, actively manages the project, with the aim of generating additional value for the Tenant, thereby acting in its own interest, by satisfying all the needs of the Tenant strives for maximum long-term use of the facility at the highest standard.

Competitive business models are based on the principle of “build and sell,” which reduces the Tenant to an element of an investment product, which is sold along with the project, often while it is still under construction, which does not give the Tenant any value or guarantee in terms of the use of the building. Such a business model, not only, cannot guarantee quality and actions in the interest of the Tenant, but moreover, makes it in the interest of the developer that the Tenant, after the sale, is dissatisfied with the project in question, does not renew the contract, and thus relocates to a new facility, going to the market with a new demand, incurring additional costs and the risk of losing employees due to relocation.

HIGHEST QUALITY FACILITY

We have a real interest in ensuring that the building is completed to the highest quality, as it will be used by us as owners, on a leasehold basis, for more than 20 years. Among other things, in order to eliminate additional costs, during the use of the facility and problems that may arise on the part of the tenant, due to defects and interruptions in business, we pay special attention to the quality of the implementation and management of the facility.

FLEXIBLE APPROACH TO TENANTS' EXPECTATIONS

Thanks to this, we aim to extend and renew the contract, which is an essential aim and a guarantee for the tenant as far as service quality is concerned. Confirmation of the above are completed facilities with a total value of more than PLN 3.9 billion with a 97% occupancy rate.

FULL RESPONSIBILITY

What we bear as a landlord for the impact of the project, including, for example, social conflicts or traffic problems pulling these types of problems from the tenant.

It is DL Invest Group's business model that is a guarantee of quality based on a long-term relationship with the tenant, due to the decades-long amortization of the project, which requires us to constantly increase the value of the project and maintain a long-term relationship, meeting the expectations of the tenant, in terms of changing requirements for changes such as rearrangement or enlarging or reducing the space. Only this business model provides you with a guarantee of the quality of use of the space throughout the lease period.

The entire process of managing properties and leased facilities is based on DL Invest Group's internal structure, which eliminates indirect costs and margins for external asset management companies. Thus, the benefit for tenants is primarily to ensure the lowest property management and maintenance costs, with the added value of guaranteeing the highest quality of service and direct communication with those responsible for relations with tenants within the internal organizational structure of DL Invest Group.

  • The basis of DL Architecture's activities is to create functionality and usability of the property for its users. For DL Invest Group, this is a value of greater importance than artistic architectural creations.
  • A team of in-house Designers is responsible for supporting Tenants from the moment the concept of space arrangement is established, through its updating, until the final result satisfactory to the Tenant is achieved.
  • The Design Department co-ordinates the work of the Building Department in terms of cooperation with tenants, playing a key role in adapting the space to tenants' requirements.

  • While using the space, during the term of the contract, the Designers are also at the Tenants' disposition for any needs related to modifying the existing arrangement.
