Competitive business models are based on the principle of “build and sell,” which reduces the Tenant to an element of an investment product, which is sold along with the project, often while it is still under construction, which does not give the Tenant any value or guarantee in terms of the use of the building. Such a business model, not only, cannot guarantee quality and actions in the interest of the Tenant, but moreover, makes it in the interest of the developer that the Tenant, after the sale, is dissatisfied with the project in question, does not renew the contract, and thus relocates to a new facility, going to the market with a new demand, incurring additional costs and the risk of losing employees due to relocation.
