OVER 142,000 SQM IN EXTENDED LEASE AGREEMENTS ACROSS DL INVEST GROUP PORTFOLIO

CONFIRMATION OF ASSET QUALITY AND THE STRENGTH OF A LONG-TERM INVESTOR MODEL

In recent months, within the DL Invest Group portfolio, lease agreements covering a total of over 142,000 sqm of commercial space have been extended. The scale of transactions spans all key segments of the company’s operations, including over 125,000 sqm of warehouse space, over 12,900 sqm of office space, and over 4,700 sqm of retail space.

Among the tenants who have decided to continue their cooperation are, among others, DHL, Avio Polska, Electropoli Poland, and Marelli Bielsko-Biała Poland. Lease extensions across such a wide range of industries confirm the stability of long-term tenant relationships as well as the high quality of the assets within the portfolio.

The occupancy level of the company’s existing properties currently exceeds 97%, placing DL Invest Group among the best-leased commercial real estate portfolios on the market. At the same time, over 85% of the assets consist of warehouse properties – a segment considered the most resilient and promising in the current market cycle. The total value of the portfolio exceeds EUR 1.2 billion.

Such a high level of lease extensions and a sustained occupancy rate above 97% are a direct confirmation of the quality of our assets and the long-term relationships we build with tenants. It is the result of a consistently implemented investor strategy that manages real estate throughout its entire lifecycle – from design, through development and commercialization, to long-term operational management. What is crucial for us is not only the structure of the portfolio itself, but above all its ability to generate stable cash flows and maintain high tenant retention over the long term,” emphasizes Wirginia Leszczyńska, Chief Operating Officer of DL Invest Group, responsible for operational management of the group, property commercialization, and relations with key tenants and investors, including supervision of the logistics and warehouse segment as well as investment analysis.

DL Invest Group’s business model is based on full integration of competencies – from investment design and development, through leasing, to asset and property management, as well as investment, legal, and financial support functions. This approach enables the company to maintain high asset quality and operational stability across the entire portfolio.

The company also cooperates with leading financial institutions such as the European Bank for Reconstruction and Development, BNP Paribas, and Santander, maintaining long-term relationships based on financing both development projects and refinancing of the existing real estate portfolio. DL Invest Group’s financing structure combines bank financing, debt instruments, and access to capital markets, enabling flexible liquidity management and long-term asset development planning.

The company is also actively present on international capital markets, diversifying its funding sources and building relationships with a broad base of institutional investors. Last year, it successfully issued EUR 350 million of eurobonds, which attracted very strong market interest – total demand significantly exceeded EUR 500 million, representing substantial oversubscription and confirming strong investor confidence in the business model and asset quality. This transaction strengthened DL Invest Group’s position as one of the most active Polish investors in the European corporate debt market and represented an important step in diversifying the group’s financing structure for further growth.

DL Invest Group is currently also conducting advanced negotiations and finalizing new lease agreements in additional commercial real estate segments, including data centers and digital infrastructure as well as the hotel sector. The company will provide further details in a separate announcement.
