The rapid development of artificial intelligence and neocloud infrastructure drives structural changes in the global logistics and industrial real estate market. Warehouses and logistics parks with access to electricity have the opportunity to participate in foundation of the next-generation digital infrastructure. This global shift is already taking shape in Poland, where new partnerships are turning industrial assets into strategic components of digital infrastructure. In Bielsko-Biała, a project is emerging that may significantly reshape Poland’s position within the European AI ecosystem. A joint venture between DL Invest Group and Boosteroid aims to develop one of the largest AI data centers in the region, with an initial IT capacity of 82 MW and scalability exceeding 1 GW.
DL INVEST GROUP: FROM DEVELOPER TO STRATEGIC INFRASTRUCTURE OPERATOR
The strength of the project lies in DL Invest Group’s unique structure. The company has built a portfolio exceeding EUR 1.2 billion in value, maintaining a 97% occupancy rate across more than 400 tenants.
Its competitive advantage is a fully integrated operational model including:
- development,
- general contracting,
- asset management,
- property management,
- long-term asset retention.
This structure enables the company not only to deliver logistics and industrial projects but also to adapt them into digital infrastructure assets. This transformational capability forms the foundation of the AI hub investment.
NEXT-GENERATION NEOCLOUD – A PROJECT OF EUROPEAN SIGNIFICANCE
Boosteroid currently operates 29 GPU-based data centers and develops platforms for AI, HPC, and real-time edge workloads. As emphasized by the company’s CEO, Ivan Shvaichenko, their experience in managing high-density GPU infrastructure enables the design of neocloud facilities tailored to hyperscaler requirements.
The Bielsko-Biała project:
- will launch with 82 MW of IT capacity,
- is scalable beyond 200 MW,
- is being developed in close cooperation with hyperscale clients,
- incorporates architectural solutions tailored to high IT loads,
- enables the deployment of private AI clouds for enterprise clients.
Facilities of this scale are designed to meet the infrastructure standards of global hyperscalers such as Microsoft, Google, Amazon, and others – companies that rely on high‑performance, GPU‑based environments to power their AI, cloud computing, and advanced analytics services. The Bielsko‑Biała neocloud hub will provide the foundation for similar large‑scale deployments in the region, supporting the growing demand for sovereign and high‑density computing capacity across Europe.
The initial 82 MW of IT capacity is only the first stage of deployment by Boosteroid. In the second phase, the Bielsko-Biała facility will expand beyond 200 MW, accompanied by the rollout of similar neocloud infrastructure in other countries. Ultimately, the third phase envisions scaling the Polish hub to 1 GW and beyond. However, achieving this scale will depend directly on the future availability of electricity and the expansion of local power grids.
A STRATEGIC MILESTONE FOR POLAND
By developing infrastructure of this scale domestically, Poland takes a significant step toward digital sovereignty. Hosting hyperscale data centers within national borders ensures:
- regulatory oversight,
- jurisdictional control,
- enhanced systemic resilience,
- attraction of global hyperscalers.
As IT capacity expands, a network effect emerges - positioning Poland as an increasingly attractive hub for global technology players and elevating both competition and service quality in the digital economy.
“Poland is in a position to become the backbone of Europe’s next‑generation digital economy. By combining DL Invest Group’s development expertise with Boosteroid’s experience in GPU infrastructure, we are creating the future of AI in the region. The Bielsko‑Biała hub places Poland on the European and global map as a center of sovereign computing power.” – shares Ivan Shvaichenko, Founder and CEO af Boosteroid.
PRIVATE AI CLOUDS FOR COMMERCIAL AI ADOPTION
The Bielsko‑Biała neocloud hub will also be available to businesses seeking private AI infrastructure. Companies such as banks, manufacturers, or healthcare providers will have the opportunity to deploy and train open‑source AI models using their own data, entirely within a secure environment. This ensures that sensitive information remains under full control, enabling organizations to adopt AI solutions in compliance with regulatory standards.
This model allows companies to:
- train proprietary AI models using open-source frameworks,
- process data entirely locally,
- eliminate the risk of sensitive data exposure to third parties,
- comply with strict regulatory requirements.
Addressing data security concerns is a prerequisite for large-scale commercial AI adoption, particularly in regulated sectors.
ENERGY – THE KEY CHALLENGE AND COMPETITIVE FACTOR
The long-term competitiveness of neocloud infrastructure depends on one fundamental factor: access to energy at competitive prices. The scale of investment flowing into Poland will be directly linked to the cost efficiency of energy supply.
To become a leading AI hub in Europe, Poland must accelerate the development of new, stable energy sources and enhance transmission system efficiency — including implementing mechanisms to optimize energy costs for large-scale digital infrastructure projects.
The joint venture between DL Invest Group and Boosteroid represents not only an infrastructure investment but a strategic decision positioning Poland at the center of Europe’s AI transformation. Bielsko-Biała has the potential to evolve from a logistics hub into a digital hub — and DL Invest Group demonstrates how the commercial real estate sector can play a pivotal role in this transformation.
