With our installations, energy produced and stored in DL Invest Group properties becomes an integral part of the offer for our tenants. This means not only lower energy bills but also reliability and energy independence, enabling our tenants to operate sustainably.
Our PV+BESS systems maximize the potential of renewable energy production. By storing energy during surplus production periods, we allow for its sale during peak price times, generating tangible financial benefits. Moreover, we participate in system services markets, capacity markets, and price arbitrage, creating additional revenues that exceed standard results in the real estate industry.
As pioneers in the market, we combine energy production from photovoltaic farms with advanced energy storage systems. This minimizes the risks of restrictions imposed by Polish Transmission System Operators. Instead of wasting energy, we store it in our facilities and resell it at the optimal time.
We’re looking ahead! By utilizing our land bank and acquiring projects from the market, we plan to build large-scale photovoltaic and wind farms with substantial energy storage systems. Through cable-pooling technology, we combine different energy sources into a single connection point, further enhancing the efficiency of our investments.

An extremely important aspect considered is the management system. DL Invest Group has developed a project organization scheme based on internal structure, in-house resources, risk analysis tools and procedures for selecting subcontractors.
Based on its experience, DL Invest Group has developed an internal system for managing investment projects. Each time, the starting point is the creation of a team of experienced specialists to oversee the entire process of building a facility, from shovel-driving to obtaining an occupancy permit. The dedicated project team includes the following people: Project Manager managing the team with his deputy, 2 representatives of the construction department, 2 representatives of the legal department, 2 representatives of the production preparation department and 2 representatives of the commercialization department, 2 people from the design department.
If one of these persons is absent, his/her duties are taken over by the other person assigned to the project.
The selection of subcontractors is based on a tender and a competition of offers. Offers should be submitted within the specified deadline and have the same scope. Each offer is compared both in terms of quality and price. At a later stage, the bidders are compared both in terms of experience and financial condition, human resources and timeliness of implementation.
Our company also applies investment optimization both at the design stage, optimization of execution and service, they are also discussed with the tenant, various solutions resulting from our experience and proposed by designers and subcontractors are presented. Great optimization is ensured by the service department based on its own employees, who supervise individual investments.
DL Invest Group is comprehensively supported by an insurance broker, not only the business or property is insured, but also the entire construction process.
The investor's supervision is provided by DL Invest Group PM S.A., which assigns a Project Manager to each project, supervising the entire process, from property preparation, through construction, to obtaining an occupancy permit. Authorial supervision is provided by a designer dedicated to a given investment, who ensures compliance of the implementation with the project.
The scope of Environmental Protection is outsourced to an external entity, which has been supporting DL Invest Group for several years in the scope of control and verification of all issues related to this aspect.
Before each investment, the Company uses the services of external entities to assess whether there are protected animals or plants on the area designated for development. In the event of the presence of such protected species, the area will not be able to be used for further development and in accordance with the conditional preliminary sales agreement, the Company may withdraw from the transaction.
