Within the DHL/DL JV, the global tycoon of the sector combines the offer of logistics services with the lease of warehouse space offered by the developer DL Invest Group, creating a completely innovative concept combining a full range of innovative logistics services within one production and warehouse centre.

DL Invest Park Psary Investment

DL Invest Park Psary is a logistics centre with an international range situated in Silesian Voivodeship, located on a 90-hectare plot connected by a collision-free junction directly with national road no. DK86 from which you can get in 5-20 minutes to the main communication routes in Poland: A4 and A1 motorways, and to S1 express road. The investment is situated in the area covered by the local spatial development plan with a permit for the construction of warehouse and industrial facilities of the total surface area of 320,000 m2 GLA.

The location of the logistics centre in Silesia gives access to an attractive labour market. There is a dedicated transfer centre in its premises ensuring convenient connection with neighbouring cities, as well as recreational areas for the employees. The design of the centre also provides for the establishment of a catering facility called DL Bistro for the employees of the halls.

The comprehensive approach to the management of the investment, its location and the Investor’s care for every detail in co-operation with the tenant resulted in a long list of tenants of the logistics park, which is still growing.

The investment in Psary, being one of the largest supra-regional logistics and warehouse complexes, has been noticed by a global leader in the industry – DHL Supply Chain. As a result, cooperation was established between the companies. The common objective is based on combining DHL’s global logistics competence with DL Invest Group’s experience in real estate projects. The cooperation will include the creation of a unique logistics park, offering professional logistics services to improve the performance and optimise the supply chain in green class A buildings, meeting the specific needs of individual tenants. All the facilities that are to be built in the logistics centre in Psary will be designed individually and tailored to the customers’ needs in order to optimise the logistics processes and achieve maximum efficiency.

‘Our objective is to create some comprehensive logistic solutions for our clients, assuming cost optimisation with the highest efficiency, through the use of innovative solutions in warehouse spaces,’ comments Andries Retief, CEO DHL Supply Chain for CEE.

Moreover, both partners ecological solutions as a common goal in the expansion of the logistics centre. DHL Supply Chain clearly declares that one of the basic assumptions of the adopted climate protection strategy is to reduce carbon compounds by 50% as an objective based on the approach taken by the Science Based Targets Initiative, and achievement of a 50% indicator of the use of ecological solutions in sales transactions. One of the priority goals is also to raise the employees’ awareness and involve them in activities related to environmental and climate protection as part of GoGreen scheme policy, strongly promoted by DHL.

We hope that the new project will play an important role in achieving this ambitious goal in which all pro-ecological solutions implemented by DHL concentrate like in a lens,” says Wirginia Leszczyńska, COO DL Invest Group. “It was one of the important reasons for choosing a partner for us because we attach great importance to sustainable development. Technological processes and materials used to implement the investment in DL Invest Park Psary meet the highest standards of ecological safety. The maximum possible reduction of the operating costs of facilities owing to the use of modern and energy-saving solutions is crucial to us. Insulated walls, rainwater recovery and greywater recycling, ecological heating system are just some of the solutions which we implement as standard. We noted that the declaration of DHL on the reduction of pollutant emissions is based on solid foundations: completed projects using renewable energy sources, energy-saving lighting, specially designed roofs, waste recycling and ecological parcel packaging systems,” she adds.

DHL Supply Chain, as the investor of the project, will be responsible for the logistics of the investment. DL Invest Group will be the Managing Partner responsible for general contracting and management of the implementation process.

JV DL&DHL is one of the largest transactions in the industry market in 2020. Conclusion of such a huge contract in the period of pandemics confirms the strength, business responsibility and the long-term development strategy of both Partners.
